Are you licensed?
Yes, our brokerage is licensed and all of our property managers are licensed Real Estate Agents in the state of Utah. -
Can I reach you after hours?
Our property owners and tenants can reach out to our 24/7 after hours maintenance emergency line for emergencies. -
Can you put the money directly into my account?
Yes! ACH Direct Deposit is our preferred payment method. The funds get to you faster and it is more efficient. -
Do I get to see the lease or sign it?
You do not need to sign the lease. We send you a copy of the final lease agreement when everything is completed. -
Do you sell real estate too?
We do not. We want to focus on being the best property managers around, and avoid any conflict of interest. However, we know some amazing Real Estate Agents that can assist you with selling your property, or represent you as a buyer for purchasing more. Please reach out to us and we can refer you to some of the best real estate agents in the industry. -
How and when do I get my checks?
If you have signed up for ACH, the funds will be deposited directly into your account. Otherwise, we will send a check in the mail. -
How is rent collection handled?
We make rent collection easy by providing tenants the ability to pay their rent online or in person. Options include payment via ACH, credit card, debit card, money order, check, or cashier’s check. They can also pay at any 7-Eleven, CVS or Walmart. Rent is due on the 1st and late on the 6th of every month. If a tenant is late on rent they are assessed with a 10% late fee and process served on the 7th (or the 8th if the 7th lands on a Sunday or holiday). -
How long of a lease do you sign?
We typically do 12 month leases, occasionally shorter or longer upon special request and approved by the owner. -
How much security deposit do you charge the tenant?
It varies, but typically it’s just a bit lower than the rent. For example, if your property is going for $2,095.00/month, it would be a $2,000.00 security deposit. -
How soon can you start managing my property?
We can typically onboard and start managing a property within 3-4 days if it is move in ready. That gives us time to walk the property, provide a professional assessment, send the management agreement and onboard the property. -
What type of properties do you manage?
Single Family Homes, townhomes, and multi-family units such as condos and apartments. -
What type of reports do I get and how often?
You get an owner statement and income statement monthly. If there were any bills paid (i.e. maintenance, utilities, yard care, etc.) you will receive copies of the bills detailing what was done. -
Who holds the tenant security deposit?
Wheeler & Associates holds the security deposit in a trust account.
